Homebuyer's reports
If you want to find out a bit more about the physical condition of the home you're buying, a homebuyer's report is ideal. Without costing as much as a full building survey it will highlight any major problems and tell you what to look out for in the future.
A homebuyer's survey includes more detail than a basic mortgage valuation. The report will also tell you about:
- any major problems with the building
- the general condition of the parts of the building that are reasonably accessible
- anything that could be expensive to fix in the future
- any suspected problems like timber infestation or damp that might need specialist advice
- an overall impression of services like water supply and drainage – testing these services isn't included, though

A homebuyer's report is perfect when you're buying a home that looks in reasonable condition and isn't particularly old or run down.
